County assessor websites vary wildly in quality. Data is buried in PDFs, scattered across thousands of local government portals, and presented in formats that make comparison nearly impossible.

zipcode.tax exists to solve this problem. We consolidate property tax rates, median home values, assessment data, and exemption information for over 58,000 US ZIP codes, 3,100+ counties, and all 50 states into a single, fast, free tool.

Our data sources

Transparency about data sources is fundamental to our mission. Here is exactly where our data comes from:

U.S. Census Bureau — American Community Survey (ACS)

Our primary data source. The ACS is conducted annually by the Census Bureau and collects detailed housing and financial data from approximately 3.5 million US households. We use the following ACS tables:

  • Table B25077: Median value of owner-occupied housing units (median home values by geography)
  • Table B25103: Median real estate taxes paid (median annual property tax by geography)
  • ZCTA (ZIP Code Tabulation Area) data: Geographic crosswalk between ZIP codes and Census geographies

The ACS data we use reflects the most recently published 1-year or 5-year estimates, depending on geographic population thresholds. The Census Bureau publishes 1-year estimates for areas with populations of 65,000 or more, and 5-year estimates for all geographies including smaller ZIP codes.

State tax authority publications

For state-level exemption information and assessment methodology, we reference official publications from state departments of revenue, taxation, and assessment offices.

County assessor records

For county-level data verification and supplementary details, we cross-reference county assessor public records where available.

Effective tax rate calculation

The effective property tax rate displayed on zipcode.tax is calculated as: Effective Rate = (Median Annual Property Tax Paid ÷ Median Home Value) × 100. This methodology matches the standard used by the Census Bureau, the Tax Foundation, and other property tax research organizations. It represents what homeowners actually pay as a percentage of their home’s market value, accounting for all local exemptions, assessment ratios, and millage rates.

  • The property tax estimates on this site are based on median values and statistical averages. Your actual property tax will depend on your specific property’s assessed value, local millage rates, applicable exemptions, and any special assessments in your taxing district.
  • Property tax rates and assessments change regularly as local governments adjust budgets and reassess properties. While we update our data quarterly, there may be a lag between rate changes and our published figures.
  • The information on this site should not be used as a substitute for your official property tax bill, county assessor records, or professional tax advice.

Data accuracy and limitations

  • ZIP code boundaries do not perfectly align with Census ZCTA boundaries. The Census Bureau uses ZIP Code Tabulation Areas (ZCTAs) which approximate but do not exactly match USPS ZIP code delivery areas. In most cases the difference is negligible, but in some rural or boundary areas, the data may reflect a slightly different geographic area than the USPS ZIP code.
  • Median values represent the middle point, not every property. A ZIP code with a median home value of $500,000 contains homes ranging from well below to well above that figure. Your property tax will be based on your specific property’s value, not the median.
  • Some ZIP codes have limited data. ZIP codes with very small populations may have less reliable estimates due to small sample sizes in the ACS. We display data for these areas but recommend treating the figures as approximate.
  • Commercial and agricultural properties are assessed differently than residential properties in most jurisdictions. The rates and values on zipcode.tax reflect residential owner-occupied housing data.
